Professional Sanding That Brings Hardwood Back to Bare Wood
Malveira Home Renovation LLC provides hardwood floor sanding for homes throughout Greater Chattanooga and Northwest Metro Atlanta. Sanding is the foundation of every hardwood restoration: it removes the old finish, scratches, dents, stains, and gray weathered wood, and it levels the boards so the new finish goes on smooth and even.
A floor that is sanded poorly will show every swirl, dip, and edge mark once the finish is applied.
Professional hardwood floor sanding:
- Removes worn finish and surface damage completely
- Levels uneven boards and cupping
- Eliminates water stains and gray oxidation
- Opens the wood grain to accept stain evenly
- Reaches edges, corners, and stairs without visible marks
- Captures dust so the home stays clean
We use professional drum and edge sanders with dust-containment systems and progressively finer grits, so the floor is ready for stain and finish without swirl marks or chatter.

Warning signs
When Is Hardwood Floor Sanding Necessary?
Sanding is needed whenever the existing finish or the wood surface itself is damaged, or when you want to change the color of the floor. New stain only takes on bare wood, so any color change starts with a full sanding. Catching wear early also keeps more of the wood for future sandings.
Sanding is recommended when:
- The finish is worn through to bare wood in traffic paths
- Deep scratches, gouges, or pet claw marks are visible
- Water stains, gray spots, or dark pet stains have set in
- Boards are cupped, crowned, or uneven
- A previous sanding left swirls or dips
- You want a different stain color
- Hardwood under old carpet has adhesive or paint residue
Skipping or delaying sanding may lead to:
- Finish applied over damage that stays visible
- Stain that takes unevenly and looks blotchy
- Moisture reaching bare wood in worn areas
- Damage too deep for restoration

Types of Hardwood Floor Sanding
Different floors and conditions require different sanding approaches. A sound finish that only looks dull, a floor with deep pet damage, and hardwood just uncovered under old carpet each call for a different plan. The table below shows the main types of sanding we provide and the floors each one fits best.
| Service Type | Best For |
|---|---|
| Full Sanding to Bare Wood | Worn, scratched, or stained floors; color change |
| Screening (Light Abrasion) | Sound finish that only needs a new topcoat |
| Edge and Stair Sanding | Perimeters, closets, and staircases |
| Leveling Sanding | Cupped, crowned, or uneven boards |
| Adhesive and Paint Removal | Hardwood exposed after carpet or tile removal |
| Engineered Hardwood Sanding | Engineered floors with a wear layer thick enough to sand |
A free in-home assessment confirms how much sanding your floor needs and how many sandings it has left.
Pricing factors
What Affects the Cost of Hardwood Floor Sanding
Every sanding estimate is built for the specific floor, because no two homes have the same square footage, wood species, or depth of damage. Instead of a generic price list, we review the factors below during a free in-home visit and give you a written price for your floor before any work begins.
Sanding costs depend on:
- Square footage
- Condition of the floor and depth of damage
- Wood species and hardness
Also considered:
- Adhesive, paint, or old finish type
- Stairs, closets, and tight areas
- Floor leveling required
Sanding is usually quoted together with refinishing, so one visit covers both and you receive a single written proposal with exact pricing for your home.
Real project
Before and After: A Staircase Sanded and Refinished
Stairs show sanding quality more than any other surface, because every tread is seen up close and every edge is sanded by hand. On this staircase, our crew took the old finish off each tread down to bare wood, then stained the treads dark and painted the risers white for a clean contrast.

Hardwood Floor Sanding vs Related Services
Sanding and refinishing are two halves of the same restoration: sanding prepares the wood, and refinishing protects it. When a floor cannot be sanded again, new flooring is the right answer, and fresh paint on walls and trim finishes the room once the floors are done. The table shows what each service does.
| Service | Purpose |
|---|---|
| Hardwood Floor Sanding | Remove old finish and damage; prepare bare wood |
| Hardwood Floor Refinishing | Apply stain and protective finish after sanding |
| Flooring Installation | Replace floors that cannot be sanded again |
| Interior Painting | Refresh walls and trim once floors are complete |

FAQ
Frequently Asked Questions About Hardwood Floor Sanding
These answers cover the questions homeowners ask most often about hardwood floor sanding: timing, dust, cost, and what to expect before and after the work. If your question is not listed, call Malveira Home Renovation at (470) 712-5294 and our team will explain the options for your floors in plain language.
How long does sanding take?
Most homes are sanded in 1 to 2 days, before stain and finish are applied. The exact time depends on the square footage, the number of rooms and stairs, and how much damage or old finish has to come off. Your written estimate includes the full schedule for sanding and refinishing together.
Is floor sanding dusty?
We use dust-containment sanding equipment that captures most of the dust at the source, so the rest of the house stays much cleaner than with older methods. A small amount of fine dust is normal, and our crew removes it with vacuuming and tack cloths before any stain or finish goes on the floor.
How many times can a hardwood floor be sanded?
Solid hardwood can usually be sanded 4 to 6 times over its life. Engineered hardwood depends on the thickness of the wear layer: some can be sanded once or twice, and some not at all. During the free assessment we check the remaining thickness and tell you honestly what your floor can take.
Can you sand out pet stains?
Light pet stains usually sand out completely. Deep black stains that have soaked through the board often cannot be removed by sanding alone, because the damage goes deeper than the wood we can safely remove. In those cases we can replace the affected boards and blend them into the rest of the floor.
Can you sand floors that were under carpet?
Yes. Hardwood uncovered after carpet removal is very common in Georgia and Tennessee homes. We pull the remaining staples and tack strips, remove adhesive and paint residue as part of the sanding process, fill nail holes, and bring the floor down to clean bare wood that is ready for stain and finish.
Do you sand stairs?
Yes. Stairs are sanded by hand and with detail tools, because the big floor sanders cannot reach treads, nosings, and corners. Each step is sanded, filled, and blended so it matches the floor around it. Stairs are priced per step, and the total is listed separately in your written estimate.
Will sanding fix squeaks and loose boards?
Loose boards are secured before sanding, which removes many of the squeaks homeowners notice. Squeaks caused by the subfloor or the joists underneath are outside the scope of sanding, but we point them out during the assessment and can include a repair in the proposal if the area is accessible.
Does sanding have to be followed by refinishing?
Yes. Bare wood must be sealed soon after sanding, or it absorbs moisture and dirt. That is why sanding and refinishing are quoted together: once the floor is sanded, we apply your chosen stain and several coats of protective finish as part of our hardwood floor refinishing service.
Do you offer free estimates?
Yes. Malveira Home Renovation offers free in-home estimates with no obligation for hardwood floor sanding in every area we serve. We measure the floor, check the wood and the remaining thickness, look at stains and damage, and give you a written scope and price before any work is scheduled.
